1. Project Management

  • Organizing the project consultant team, co-ordinate with Client and the project team to ensure that the Clients' requirements are incorporated to arrive at a project budget and design development.

  • To liaise and co-ordinate with the local authorities, particularly for the inspection and approval of completed works where required.

  • To co-ordinate and organize documents and drawings for tender purpose and to attend site meeting and co-ordinate with the designers and contractors on all design matters for the project;

  • To ensure the quality of work fulfill the requirement as stipulated in the Contract and be accomplished within budget, within given time-frame.

  2. Feasibility Study

  • Preparation of feasibility study reports covering construction costs, cash flow, interest and realization for inclusion in overall projected capital expenditure for proposed development.

  3. Master-Planning

  • Provide master planning design and proposals for the development project land plot including road access, utilities layout, landscaping, etc. according to the Client’s requirements and comply with local development guide-lines.

  4. Design and Consultancy

  • Provide preliminary design and detailed design for the entire development project for all the disciplines: Architectural, Civil & Structural, Mechanical & Electrical, interior design and other ancillary works in compliance to local rules and regulations, Code of Practice and standards with complete specifications incorporating Client's requirements in the Contract.

  • To assist or represent Client for all relevant submissions to authority for the development project.

  • To attend to testing and commissioning of equipment and systems, and acceptance inspection by the relevant authorities;

  • Performing acceptance inspections at various stages of construction including final inspection.

      5. Tender and Contract Administration

  • Preparation of feasibility study reports covering construction costs, cash flow, interest and realization for inclusion in overall projected capital expenditure for proposed development.

  • To prepare tender documentation based on specifications and drawings.

  • To examine, analyse and provide reports on tenders received and conduct interviews with contractors and sub-contractors prior to award being made and prepare tender evaluation and recommendation report.

  • To prepare formal contract documents for signing, stamping and circulation.


      6. Quantity Surveying

  • Prepare and develop a preliminary budget.


  • Monitor cost implication as detailed design develops while advising on development criteria.

  • To review previous financial advice in the light of tenders received and examine the impact on previous program and cash flows.

  • To prepare monthly valuations of work executed, materials on site, variations, etc. for the recommendation of progress payments by the Client to the main contractor, nominated sub-contractors and nominated suppliers, etc.

  • To prepare cost checks and financial reports on a regular basis, highlighting any issues likely to affect the project budget or program.

  • To assess any works change order / variations.

  • To prepare final accounts including negotiations and settlement of claims and report on financial implications of delays, extension of time etc.

      7. Construction Management & Supervision

  • Full time monitoring and supervision of the site progress, quality checks and variation works highlighting any critical issues which might affect project completion time and construction cost.


  • Provide technical supervision of the Project, monitor and advise on the standard and conduct of the works at site.

  •  Issue all necessary drawings, schedules, written instructions and other i nformation to the Contractor and relevant parties.

  • Organise site co-ordination meetings.

  • Assist the consultants in checking and advising on samples and materials submitted by the Contractor.

  • Check and evaluate alternative design proposals submitted by the Contractor.

  • Assist to resolve architectural, civil & structural and mechanical & electrical engineering problems that may arise during the construction period.

  • Measure, value, recommend and certify the amount of monthly progress payments to the Client .

  • Monitor construction programme and advise the Client in respect of Practical Completion and Final Completion of the Project .

  • Supervise and monitor such acceptance or commissioning tests on completed systems and installations for compliance with required standards, prior to the Client's taking-over for operation.
